Where the data comes from
Pisapis gathers the listings of Andorra's estate agencies and turns them into market figures. Here is where they come from, what we do with them and what they cannot tell you.
The listings
Every day we go through the websites of Andorra's estate agencies and the portals they publish on, and we store their listings: price, floor area, bedrooms, parish, photos and the agency behind each one. We do not list property of our own or broker any deal: every page links to the original listing.
We also record every price change and the day a listing comes down. That is how we know what has been reduced and how long something has been on sale, counted from when we started tracking it.
What we count, and what we leave out
Housing figures only count flats, penthouses and houses between 20 and 400 m². We leave out listings with no price or no parish, prices that make no sense for the deal —a €14 monthly rent, a sale listed as a rental— and business leases listed as homes.
Every figure is a median: the value in the middle when listings are ordered from cheapest to most expensive. Unlike the average, the median is not dragged up by a handful of luxury properties.
The same flat, counted once
Many homes are listed by several agencies at once. Counting them all would inflate supply and mix prices, so before calculating anything we group the listings of the same property and keep one: the cheapest.
We only say two listings are the same property when we can prove it: they share a photo of the property —not an agency logo or icon— or they are less than 150 metres apart with the same floor area, within 5%. Otherwise we treat them as different properties, however alike they look. And when we say a flat is listed at two prices by two agencies, that specific pair has to meet the rule.
Price cuts and opportunities
A listing is "below market" when it asks at least 20% less per square metre than the median for its type of property in its parish.
"Below similar homes" compares it with comparable properties in the same area: one bedroom more or less and a floor area within 20%. We only say it with at least 30 comparables; with fewer, the gap may be chance.
What these figures do not tell you
These are asking prices, not sale prices. The Govern d'Andorra publishes title-deed prices, which tend to be lower because they include older flats and negotiated discounts.
We only see what is advertised online: a sale closed without a listing does not show up. And time on the market is counted from when we started tracking each listing, not from the day it was published.
If you spot a mistake
A duplicate that isn't one, a misread price, a listing from your agency that shouldn't be here: write to us and we will check it at [email protected].
